Starting your home search
A good real estate agent should ask you things to help you get the perfect home for you. They will want to know what towns you want to consider. What features the home needs to have, also the ones extra you want it to have. They will also want the lowest amount you are willing to spend, as well as the maximum amount.
Because we are in the information age, just about all real estate agents will use a home portal that contains the houses that meet your requirements. It is very likely once you first view the search you will see other options you want included. The Realtor is able to make this change very easily. You will likely want to have them limit the amount of emails per week to a level you are comfortable with so that you do not feel annoyed.

Once you your the email list set up correctly you need to filter the list to get it to a workable amount. As you go through the houses you will see several different options, remove, like and favorites. If you do not like a house and never want to see a home on the list again, remove it from the list. When you are doing this, like different homes that you want to come back to and give it more attention. If you notice a house that you really like, favorite the home. After you have several favorites, get a hold of Realtor to see of the homes.
Your agent will likely give you with information on the different homes as you visit them. You will want to bring a clip board and pencil so that you can take notes to go review it later. Your agent will be able to answer all of the questions you have about any home you visit. They hopefully also tell you other things he thinks is good or is concerned about. Great agents will try to remain impartial about the houses and only tell you the facts. They won't try to pressure your decision, but suggest to you some sound advice that might change your opinion on the home.

If none of the houses you visit are ones you are ready to make an offer on, look back on your list again. Go over the other likes that you have not removed from the list. You may also want to wait for more houses to be added. After you get several more favorites its time to go back out and do some more walk through's.

I bought a house, and you can learn from my mistakes
Making the transition from renting to owning a house can be a huge achievement I remember thinking to myself several years ago that owning a house was without a doubt out of my reach. I was sure that the mortgage payment would be a lot more than my current payment, or that there would be a exorbitant down payment I would not be able to pay. It is easy to forget that homes come with maintenance and more utilities, but there are ways to lower extra expenses within those utilities. The upside is that you own the home and are earning equity versus just throwing away your cash with no returns. Also, I could not stop worrying about the fact that home ownership is not as easy as renting. The trade-off was getting more space for a small increase in rent payments. It was nice to know that the home is ours, and can be modified as our hearts and budget saw fit! That most difficult part was thinking, how do I start this?

First, I had to evaluate my finances, what was the minimum and the maximum? How good was my credit score? What kind of a down payment could I put down? What length did I want my mortgage for, fifteen or thirty years? Once I did the calculations on that, I started getting advise from family & friends who were own homes.
Family & friends are amazing for learning how buying a house works. It can also be easy to get sidetracked from the ultimate goal: to buy a house that fits what I need and is in my budget. I know several people that would say “I just saw this great house on the way over, you should go see it!” It would almost always be a house a ways from where I wanted or extremely out of my price range.

They can help you find a Realtor that they trust, and that is a step in the right direction. I found a Realtor that was close by and extremely professional, through my sister. I have mixed opinions on where to find an agent, because the bank or my insurance wants to get you an agent that works for them. Luckily my Realtor turned out to be super smart and knowledgeable It is extremely important to get an agent you are comfortable around, because there will be many issues along the way, and many hours working together. You should always be positive you are comfortable with your real estate agent before filling out any paperwork.
